Property in Cobham
Elmbridge Borough Council’s character guide for Cobham and Stoke d’Abernon, published in 2012, describes houses that are generally two storeys, with terraced, semi-detached and detached homes usually set in relatively modest plots. Housing close to the station is at a higher density, with narrow roads. The River Mole runs through the area, and on The Tilt the council notes that the riverside forms a backdrop of trees and natural habitats next to houses. Commons and Green Belt lie to the north of Cobham.
Two points are worth knowing. The railway station is in Stoke d’Abernon rather than in Cobham village centre, and parts of both villages are conservation areas, which can mean tighter planning rules (see Things to know).
House prices in Cobham
The HM Land Registry UK House Price Index publishes average prices for local authority areas, not for individual villages. For Elmbridge as a whole, the average price in July 2026 was £748,080, compared with £734,242 in July 2025, a 12-month change of 1.9%. For comparison, the same release gives £293,000 as the average for England, up 1.1% over the year.
These are Elmbridge-wide figures, so they do not describe Cobham alone, and the most recent estimates are provisional and may be revised. HM Land Registry also publishes Price Paid Data, an official record of residential sales in England and Wales since January 1995, with registration typically taking between two weeks and two months after a sale. An average cannot tell you what a particular home might sell for.
Getting around
By rail
Cobham & Stoke d’Abernon station is managed by South Western Railway, which publishes a timetable for Guildford via Effingham Junction to London Waterloo that includes the station. Its station page lists car parking, cycle storage and step-free access details. Journey times to London Waterloo vary from train to train, so please check the National Rail journey planner for current times.
By road
The A3 runs close to the north of Cobham village, and the A245 serves the area, running through to Painshill roundabout. The M25 is also nearby, and its junction 10 is the Wisley interchange with the A3. National Highways has been improving junction 10, so check for roadworks before you travel.
Things to know
- Painshill is an 18th-century landscape garden created by Charles Hamilton, who began work there in 1738. It was given Grade I listed status in 1981 and is run by Painshill Park Trust, a registered charity.
- Cobham Mill is a restored watermill on the River Mole. Its website says it opens to the public on the second Sunday of each month from April to October, from 2pm to 5pm, with free entry.
- Both Cobham (designated 1973) and Stoke d’Abernon (1979) have conservation areas. The Stoke d’Abernon area is centred on St Mary’s Church, a Grade I listed building that preserves Saxon remains. The council’s guide explains that permitted development rights are more restrictive in these areas, so check before planning alterations.
- Elmbridge Borough Council looks after local green spaces such as Stoke d’Abernon Recreation Ground and Station Road Recreation Ground, both of which have play areas.
