Property Consultants in Putney (SW15)
Putney is a riverside district of south-west London, in the London Borough of Wandsworth, with Putney Heath and Putney Lower Common nearby. This page brings together official information about the area for anyone thinking of buying or selling a home in Putney.
Property in Putney
Putney’s postcode district is SW15, and the local authority is Wandsworth Borough Council. The council’s draft Putney Area Strategy, consulted on in 2021, describes Putney as a historic riverside settlement around a river crossing, with a long Thames frontage.
The council’s appraisal of the Putney Lower Common conservation area, adopted in 2009, describes a mostly residential area with large, detailed High Victorian houses on Lower Common South, plus modest terraced and paired cottages. It says the earliest permanent housing dates from the 1860s, before which the common was mainly open pasture and farmland. Its appraisal of the Putney Heath conservation area, also from 2009, describes an overwhelmingly residential area of late 19th-century villas, Edwardian detached houses, 1930s mansion flats and Modernist houses, 1950s flat blocks and modern infill.
The Parkfields conservation area appraisal, from 2008, describes an area about a mile west of the town centre, either side of Upper Richmond Road. It says Parkfields Cottages are small Regency-style semi-detached pairs from about 1830 to 1865, and the Nelson Houses are late Regency villas built mostly between 1859 and 1870. These appraisals date from 2008 and 2009, so they show the area’s character rather than today’s market.
House prices in Putney
The UK House Price Index, produced by the Office for National Statistics with HM Land Registry data, publishes figures by local authority rather than for Putney alone. For July 2026, the latest month available, the average price in Wandsworth was £686,000. That is 5.5% lower than the £726,000 recorded for July 2025. These are Wandsworth-wide figures, and estimates for the most recent months are provisional and may be revised.
By type of home, the July 2026 averages for Wandsworth were:
- Detached: £2,496,000
- Semi-detached: £1,345,000
- Terraced: £971,000
- Flats and maisonettes: £527,000
An average across a whole borough cannot tell you what a particular home in Putney is worth. Figures for each type of home rest on fewer sales, so they can move sharply from month to month. For individual sales, HM Land Registry’s Price Paid Data records residential property sales in England and Wales that have been submitted for registration, so the very latest sales may not yet be included.
Getting around
Putney station, on the High Street (SW15 1RT), is managed by South Western Railway, and National Rail lists no car parking there other than 2 accessible spaces. East Putney Underground station is on Upper Richmond Road. Please check National Rail, South Western Railway and Transport for London for destinations, journey times and the service you want.
By road, the council’s appraisal of the Putney Heath conservation area says the A3, along Kingston Road and West Hill, runs along the southern edge of that area.
Things to know
- The Wimbledon and Putney Commons Conservators manage Wimbledon Common, Putney Heath, Putney Lower Common and the Richardson Evans Memorial Playing Fields, about 1,140 acres in all. Much of the land is a Site of Special Scientific Interest and a Special Area of Conservation, and the 1871 Act requires the Conservators to keep it open, unenclosed and unbuilt on.
- The Church of St Mary the Virgin, on Putney High Street, is listed Grade II* by Historic England, with earliest surviving fabric from the 15th century.
- Putney Bridge is listed Grade II. It was completed in 1884 to a design by Sir Joseph Bazalgette, and its northern half lies in Hammersmith and Fulham.
- The council describes Putney Lower Common as an open, semi-rural common with a cricket pitch, beside the Grade II* All Saints’ Church.
