Surbiton is a suburb in south-west London, in the Royal Borough of Kingston upon Thames, which grew as a “new town” after its railway station moved to its present site in 1838, according to a council appraisal. The council’s Southborough Conservation Area Appraisal, from 2009, describes an area east of Surbiton town centre of mainly detached houses on generous plots, two to two and a half storeys, with mature trees and set-back front gardens, in Victorian Gothic, Queen Anne and Arts and Crafts styles. It says the roads were formed between 1880 and 1895 and that most of the area was built up by the 1950s.
Kingston’s page on the Victoria Avenue conservation area describes a cohesive set of two-storey red brick houses built from 1893 to 1904 on former farmland. Its page on the St Andrew’s Square conservation area, designated in 1971, describes Victorian housing from the 1860s to the 1880s, including a garden square with three-storey brick terraces built from 1876 to 1884. A draft council appraisal of the town centre, dated January 2008, says houses were converted to shops from about 1870 and describes buildings that are mainly shops with flats or offices above, from late Regency to the 1930s. These documents date from 2008 and 2009, or are undated web pages, so they show the area’s character rather than today’s market.

Things to know
- Surbiton station is listed Grade II by Historic England. It was designed in 1937 by the Southern Railway Architects’ Department under J R Scott, in reinforced concrete with a clock tower.
- Kingston describes St Andrew’s Square as a Victorian garden square that is unusual in south-west London. It is part of the 1838 “new town” and contains the listed Gothic St Andrew’s Church.
- Southborough House was built by John Nash in 1808, and the council’s 2009 appraisal says it and its lodges are Grade II listed.
- Fishponds Park, on King Charles Road (KT5 8ST), is described by Kingston as a conservation area with a pond. The council’s neighbourhood page says it was once the grounds of an 18th-century Georgian house.
