Property in Claygate

Claygate’s postcode district is KT10, which nearby Esher and Hinchley Wood also share. The local authority is Elmbridge Borough Council, and the council says Claygate also has a parish council.

Elmbridge lists two conservation areas in Claygate: Claygate Village and the Foley Estate. The council’s designation statement for Claygate Village, written in 2010, describes an old village centre around The Green, with small groups of cottages, Sydney Terrace (about 1880) and Victorian shopfronts. For the Foley Estate, the council says land owned by Fitzalan Foley was divided into 258 plots in 1885, and that the area is known for large Victorian and Edwardian detached and semi-detached houses, many with Arts and Crafts detailing.

The council’s 2012 character guide for Claygate, which has since been replaced by the council’s Design Code, describes mostly large detached and semi-detached houses on generous plots, built mainly before 1940, with open countryside almost completely surrounding the built-up area. These documents date from 2010 and 2012, so they show the area’s character rather than today’s market.

House prices in Claygate

The UK House Price Index, produced by the Office for National Statistics with HM Land Registry data, publishes figures by local authority rather than for Claygate alone. For July 2026, the latest month available, the average price in Elmbridge was £748,000. That is 1.9% higher than the £734,000 recorded for July 2025. These are Elmbridge-wide figures, and estimates for the most recent months are provisional and may be revised.

By type of home, the July 2026 averages for Elmbridge were:

  • Detached: £1,593,000
  • Semi-detached: £726,000
  • Terraced: £581,000
  • Flats and maisonettes: £354,000

An average across a whole borough cannot tell you what a particular home in Claygate is worth. For individual sales, HM Land Registry’s Price Paid Data records residential property sales in England and Wales that have been submitted for registration, so the very latest sales may not yet be included.

Journey times vary by service and time of day, so please check National Rail or South Western Railway for the train you want.
