The West Byfleet Neighbourhood Development Plan 2017-2027, made in December 2017, covers about 294 hectares. It says early housing was mostly low-density detached houses, with denser terraces of small villas near the station, and that later phases include 1930s roads, the Dartnell Park estate, a 1960s high-density zone and the 1970s Brantwood estate. It identifies eight housing character zones, from Victorian and Edwardian semi-detached houses near the station to large Arts and Crafts homes on Old Avenue, and says about 28.9% of the area is Green Belt.   • West Byfleet Recreation Ground, on Camphill Road (KT14 6EG), has a junior football pitch, a cricket pitch, tennis courts, a multi-use games area and three play areas, according to Woking Borough Council.
  • The Church of St John the Baptist, on Parvis Road, is listed Grade II by Historic England. It was built in 1910 to designs by W.D. Caröe, in knapped flint with a shingled bell turret.
  • Woking Borough Council consulted on updated draft conservation area appraisals, including Byfleet Corner/Rosemount Parade and Station Approach, with comments closing on 31 August 2026.
  • The neighbourhood plan says the Wey and Godalming Navigations form the eastern boundary of the area, and that the Basingstoke Canal Site of Special Scientific Interest lies on its northern edge, mostly just outside it.
