Property Consultants in Pyrford (GU22)
Pyrford is a village in Surrey, in the borough of Woking, near the Wey Navigation, with a medieval church and large areas of Green Belt. This page brings together official information about the area for anyone thinking of buying or selling a home in Pyrford.
Property in Pyrford
Pyrford addresses use the GU22 postcode district, which is shared with central Woking. The local authority is Woking Borough Council, which has made the Pyrford Neighbourhood Plan part of its Development Plan.
The neighbourhood plan, written in 2016 and made in 2017, describes a mix of two-storey detached, semi-detached and terraced homes, plus bungalows and apartments, with many homes on large plots with mature gardens. It says several estates are private roads in Arts and Crafts, mock Tudor or mock Georgian styles. Pyrford Village is medieval and largely pre-Victorian, followed by Victorian villas, then early 20th-century and inter-war housing near Bolton’s Lane and Floyds Lane, with major growth in the 1950s. Green Belt covers nearly 70% of the plan area.
The Surrey Landscape Character Assessment for Woking, published in 2015, places Pyrford in the “Woking to Byfleet Settled and Wooded Sandy Farmland” area. It says Pyrford Village is a conservation area and that the wooded grounds of Pyrford Court are Grade II listed. These documents date from 2015 and 2016, so they show the area’s character rather than today’s market.
House prices in Pyrford
The UK House Price Index, produced by the Office for National Statistics with HM Land Registry data, publishes figures by local authority rather than for Pyrford alone. For July 2026, the latest month available, the average price in Woking was £440,000. That is 0.3% lower than the £441,000 recorded for July 2025. These are Woking-wide figures, and estimates for the most recent months are provisional and may be revised.
By type of home, the July 2026 averages for Woking were:
- Detached: £932,000
- Semi-detached: £486,000
- Terraced: £384,000
- Flats and maisonettes: £252,000
An average across a whole borough cannot tell you what a particular home in Pyrford is worth. Figures for each type of home rest on fewer sales, so they can move sharply from month to month. For individual sales, HM Land Registry’s Price Paid Data records residential property sales in England and Wales that have been submitted for registration, so the very latest sales may not yet be included.
Getting around
Pyrford has no railway station of its own. The neighbourhood plan says the area has a good rail service to London Waterloo from either West Byfleet or Woking stations. West Byfleet station is on Claremont Road (KT14 6DY), and National Rail lists a car park of 330 spaces there. Journey times vary by service and time of day, so please check National Rail or South Western Railway for the train you want.
Things to know
- The Church of St Nicholas, on Church Hill, is listed Grade I by Historic England. It describes a 12th-century church with a Norman north door and remnants of wall paintings.
- Pyrford Court is a Grade II registered park and garden, an early 20th-century garden of about 50 hectares laid out by Lady Iveagh, according to Historic England.
- Woking Borough Council lists Pyrford Common Recreation Ground with a car park and three play areas. The neighbourhood plan says part of the common is a registered village green and the rest is managed by the council.
- The National Trust says Pyrford Lock starts the Walsham length of the Wey Navigation, which runs to Send. The Trust says the navigation was built in 1653.
